How Do I Choose the Right Listing Price for My Home?

Pricing is one of the most important decisions you’ll make when selling your home.

So how do you get it right?

Zillow and online searches show you what people want for their homes. That’s nice… but it’s not reality.

These are called comparable sales (or “comps”), and they tell us what buyers are willing to pay right now.

Even among similar homes, no two are identical.

Two homes might have the same square footage, but their value can be very different.

Next, we look at what’s on the market right now.

You don’t have to be the absolute cheapest. You just have to be the most compelling option in your price range.

Your pricing strategy should reflect your real life:

There is no one “magic number” — there’s a smart range, and then a strategy based on your goals.

Here’s where many sellers get stuck:

“Let’s just try high and see what happens. We can always drop it later.”

Later, when you reduce the price, buyers don’t say:
